The Resale Process
Because of the high quality of our renovation and the accuracy of our research, our properties are essentially selling themselves. We receive multiple offers on every property we list.
We further reduce risk by structuring our counteroffers with the following provisions to reduce the likelihood of an unsuccessful transaction:
- $100 per diem penalty for failure to close on time
- “As-Is” condition to reduce disagreement over minor items
- $5000 earnest money deposit to ensure we have a serious buyer
- Removal of all contingencies with 10 days
The Timeline
Estimated timeframe for entire transaction is 4-6 months. Our attempt is ensure your invested capital rotates through 2-3 transactions in a 12-month period in order to achieve double digit returns.
