Finding Deals: We find deals at Trustee Sale*, REO relationships, and other distressed property sources.
Foreclosures: When a property is foreclosured upon, it must be offered for sale to the public before being repossessed by the lender. This auction is where experienced investment professionals have the biggest competitive advantage.

*Trustee Sale: We are able to purchase properties at the Trustee Sale using a team of 7 consisting of transaction coordinator, licensed realtors, and licensed general contractor. Each team member has a specific role in the purchasing process.
Transaction Coordinator: The person who organizes and leads the team.
Value Analyst: Realtor 1, person responsible for confirming value, subtracting the amount of outstanding liens and necessary renovations, and arriving at the maximum bid.
Title Analyst: Realtor 2, person responsible for confirming with the title company that there are no last minute liens on the property.
Licensed General Contractor: Person responsible for driving the neighborhood and inspecting the property to approximate the budget for repairs.
Auction Attendee: Realtor 3 and 4, personnel that physically attends the auction to bid.
Bid Supervisor: Realtor 5, person who receives all the information real-time and authorizes final bid amount (all this information must be gathered the morning before the sale to ensure it is fully updated).
