Investment Model

We target affordable properties that can be quickly resold to reduce and minimize risk. Our success is based on our ability to deploy a vertically integrated in-house structure made up of key personnel who execute a range of processes to complete the real estate lifecycle. We refer to this as the Legiance Investment Model which includes 1) Market research, 2) Property purchase, 3) Renovation, 4) Property sale, and 5) Profit distributions.

Research: We identify “Hot” communities where the average days on market is significantly below statewide average.

Purchase: Legiance gains access by using special resources and pays cash for discounted REO or foreclosure properties.

Renovation: Light to moderate renovations allows us to list the property faster, reducing turn-around times and minimizing risk.

Sell: We list  the property far enough below market to generate interest and receive offers from qualified buyers.

Profit: Investors make a preferred return on investment capital and an upside return on the net profits produced by the property.
