Gaining Access and Using Resources

The secret to our success is our access to deals.  Finding profitable deals requires the full-time effort of an experienced team.  Our in-house deal finding team consists of 7 DRE licensed professionals, a General Contractor and administrative staff.

When a property is foreclosured upon, it must be offered for sale to the public before being repossessed by the lender.  This auction is where experienced investment professionals have the biggest competitive advantage.  Our trustee team consists of the following people.

Title Analyst: Person responsible for confirming with the title company that there are no last minute liens on the property.

Property Inspector: Person responsible for driving the neighborhood and inspecting the property to approximate the budget for repairs.

Value Analyst: Person responsible for confirming value, subtracting the amount of outstanding liens and necessary renovations, and arriving at the maximum bid.

Auction Attendee: Person who physically attends the auction to bid.

Bid Supervisor: Person who receives all the information real-time and authorizes final bid amount (all this information must be gathered the morning before the sale to ensure it is fully updated).

REO Sales

If there is no successful bidder at the trustee sale, the lender takes back the property.  At this point, the lender is in a position to sell directly to the investor.  Hundreds of thousands of REO properties are currently backlogged on lender balance sheets.  The combination of solid relationships with REO agents based on proven past performance in closing deals enables us to secure REO properties.

Probate Sales

Properties in probate estates suffer from a lot of deferred maintenance and can, as a result, offer some of the largest profits.  Our probate team makes regular visits to the courthouse to track probate properties that meet our investment criteria.
